How Much Does It Cost to Maintain a Data Center in Mexico in 2026

If you are evaluating building, operating, or contracting maintenance for a data center in Mexico, this guide will save you several thousand dollars in surprises. After diagnosing more than 40 enterprise data centers over the past 8 years, we share the real numbers — not the brochure ones.

The myth of the build cost

Most companies make the same mistake: they budget CAPEX (the initial investment) and forget OPEX. A data center costs between 3 and 5 times more in operation over its useful life than in construction. If your project costs USD $5M in CAPEX, expect to spend between USD $1.2M and $2M per year just to keep it alive.

The 4 cost categories nobody explains to you in the quote

1. Energy (40 to 60% of OPEX). This is the most variable component and the one that most impacts OPEX. The formula is direct: annual energy OPEX = IT consumption (kW) × 8,760 hours × CFE tariff ($/kWh) × PUE. Real Mexico 2026 figures: industrial CFE tariff (HM rate) USD $0.125 to $0.20 per kWh (approx. $2.20 to $3.50 MXN, depending on region and demand). Average PUE in Mexico: 1.8 to 2.2 (vs. global standard of 1.5). 100 kW IT data center: USD $220,000 to $380,000 per year (approx. $3.8M to $6.7M MXN at 17.5 MXN/USD) just in energy. If your PUE is 2.0 instead of 1.5, you are spending 33% more on energy with no benefit.

2. Cooling (15 to 25% of OPEX). Precision air conditioning is the second largest expense, and depends critically on climate: Mexico City, Guadalajara, Monterrey — temperate climate, cooling PUE can be 1.2 to 1.3. Hermosillo, Mexicali, northern regions — desert climate, cooling PUE rises to 1.5 to 1.8. Cancún, Veracruz, coastal zones — humidity plus heat, cooling PUE can reach 2.0. Annual cooling maintenance: 8 to 12% of the equipment value. A USD $115,000 (approx. $2M MXN) system costs USD $11,500 (approx. $200K MXN) per year in preventive maintenance plus spare parts.

3. Specialized maintenance (8 to 15% of OPEX). This is where serious companies separate themselves from those that improvise. A data center requires UPS annual major maintenance (battery replacement every 3 to 5 years, USD $8,500 to $28,500 per UPS), generator monthly load testing plus annual major maintenance, PDU, switchgear, transfer thermography plus adjustments, and BMS calibration plus firmware updates. Realistic monthly cost for a 100 kW DC: USD $4,500 to $8,500 (approx. $80K to $150K MXN) in a preventive plus corrective maintenance contract.

4. Staff and monitoring (10 to 20% of OPEX). This is where the most strategic decision lives: do you operate with in-house staff or contract 24/7 monitoring? In-house 24/7 operator — USD $6,800 to $11,500 per month (approx. $120K to $200K MXN), full control, but expensive and hard to find talent. Remote monitoring plus scheduled visits — USD $1,700 to $3,400 per month (approx. $30K to $60K MXN), 70% cheaper and centralized data, but no immediate physical response. Hybrid facility management — USD $4,500 to $6,800 per month (approx. $80K to $120K MXN), balanced cost and coverage, but depends on the provider.
